Paint is the last step of a water-damage repair, never the first. A coat of paint over drywall that is still soft, stained or wet will bubble, blister and stain again within weeks. We take the damaged material out first.
How is drywall repaired after water damage?
Drywall water damage repair is a rebuild, not a patch. Water wicks up through the paper facing and into the gypsum core, so a wall that looks dry on the surface can still be soft behind the paint. We start once the source of the water has been corrected — a storm, a failed sump pump, a roof or plumbing leak — because we are not roofers or a water extraction company. Hanging drywall runs $1.25 per square foot in labor, $1.50 on ceilings, and finishing about $1.75, with a $1,000 project minimum.

What Does Water Damage Look Like Weeks Later?
Water damage does not always announce itself. Water wicks up through the paper facing of a sheet of drywall and into the gypsum core, so a wall that looks dry on the surface can still be soft behind the paint. Weeks after the water stops, homeowners start noticing brown or yellow ceiling stains that keep coming back through fresh paint, drywall that feels spongy when pressed, nail heads and seams showing through, baseboards and trim separating from the wall, and paint that bubbles or peels in a patch rather than across a whole wall. Any one of those is a reason to open the wall up and look rather than paint over it.
What Is the Right Order of Work?
The sequence matters more than any single step. Water intrusion is corrected first — by a roofer, a plumber or whoever owns the source. Then damaged drywall and wet insulation come out. New insulation goes in where the scope includes it. New drywall is hung, taped and finished to the level the room calls for. The repaired surface is primed so the old stain cannot bleed back through. Only then is the room repainted. Skip a step and the repair fails visibly, usually at the ceiling.
What We Do, and What We Don’t
We are a painting and drywall contractor, and the honest version of that matters here. We do drywall removal and replacement, insulation replacement where it is part of the scope, taping and finishing, priming of repaired surfaces, ceiling repair and replacement, and the repainting that completes the restoration. We are not roofers, tree removal contractors, water extraction companies, mould remediation specialists or insurance adjusters. We come in once the source of the water or the structural problem has been properly corrected, and we put the walls, ceilings and finished surfaces back together.
We Went Through the August Storm Too
The August 11, 2026 storm that moved through Northwest Indiana left Lake and Porter counties in a federal disaster declaration. Our own family was without power for twelve days. When the electricity stays off that long, sump pumps stop running, and that is where a lot of the damage we are now being called out to look at started — basements that took on water, wet insulation, swollen drywall and baseboards, and ceilings marked where water found a way in. We live here. We are seeing the same things in our neighbours’ homes that we saw in our own.

How much does water damage ceiling repair cost?
Ceiling work is priced on the same labor rates as the rest of our drywall work: hanging 5/8" drywall on a ceiling runs $1.50 per square foot, and finishing runs about $1.75 per square foot. Materials are added in the written proposal rather than itemised separately. Our minimum project is $1,000. A single stained ceiling in one room usually sits at that minimum; a basement ceiling after a flood is priced off the actual square footage once we have seen it.
Can you just paint over a water stain?
Not if the drywall behind it is still damaged. A stain-blocking primer will hide a mark on drywall that is dry and sound, and that is a legitimate repair. But if the board is soft, swollen or separating, paint only buys a few weeks before the stain returns and the surface fails. We would rather open it up, tell you what we find, and price the real repair than sell you a coat of paint that we know will not hold.
Do you replace insulation that got wet?
Yes, where it is part of the agreed scope. Wet fibreglass insulation loses most of its R-value and stays damp inside a closed wall cavity long after the drywall surface feels dry, so leaving it in place behind new board is not something we will do. It comes out with the damaged drywall and new insulation goes in before the new board is hung.
Do you work with insurance companies?
We are not adjusters and we do not file or negotiate claims. What we do is give you a written, itemised proposal describing the scope and the price before any work starts, which you are free to hand to your adjuster. Every scope is written down before work begins, on this kind of project more than any other.
How soon after the water stops should drywall be replaced?
After the source is fixed and the area has been properly dried, not before. Replacing drywall over a cavity that is still wet traps the moisture behind new board. If you are not sure whether the space is dry, that is worth resolving first — it is the one part of this sequence where moving fast costs you the repair.
